CONVENTIONAL MANAGEMENT
Single Family Home / Mobile Homes:10% of monthly rental income or $50.00, whichever is greater
Duplex, Tri-plex or Four-plex (2 or more units):
8% of monthly rental income
Six-plex or more (6 or more units):
6% of monthly rental income
Vacation Homes:
20% of rental income
Short Term Rentals: 15% of monthly rental income
Mobile Lot / RV Space:
10% of rental income
OTHER FEES:
Lease Negotiation / Renewal Fee (for each new and each renewed lease): $50.00
Maintenance Reserve (retained for maintenance/repair work):
$200.00
Property Check Up (for vacant homes):
$15.00 per visit – (mileage charge may apply to homes in very rural areas)
Advertising: Website Advertising at no cost. Classified ads, Special
flyers, Magazine ads, etc... will be billed at cost- pro-rated and/or split with
other currently running ad.
LEASE UP:
Leasing and contract completion – Essentially obtain and qualify tenant, owner
then takes over management:
50% of first full month’s rent for 6 month lease, or 70% of first full month’s
rent for up to a 1 year lease.
Penalty of $100.00 for pulling contract.
